JV Lead Submission Criteria
Step 1: Find your MAO
- Take the ARV.
- Subtract the repair cost.
- Multiply by 0.73.
- Subtract $20,000.
Step 2: Check your price
Your asking price can be up to about 10% more than your MAO. If it's higher than that, the deal won't pass.
Example
ARV: $300,000
Repairs: $30,000
$300,000 − $30,000 = $270,000
$270,000 × 0.73 = $197,100
$197,100 − $20,000 = MAO $177,100
Highest asking price that passes: about $196,700
Repairs: $30,000
$300,000 − $30,000 = $270,000
